Lots of ultra-luxury homes have gyms, but this Laguna Beach mansion?

The workout area sits below a glass terrace and “peers into the transparent underwater wall” of the infinity-edge pool. So explains listing agent John Stanaland of Villa Real Estate in a YouTube video tour of the home that just sold for $29.888 million.

That makes it the most expensive home sold in Orange County this year, so far, according to the Multiple Listing Service.

The 8,140-square-foot contemporary-style home was completed in 2013 on a quarter-acre-plus lot in upscale Montage Ocean Estates, a small enclave that counts Mark Cuban, the billionaire owner of the NBA’s Dallas Maverick’s and star of NBC’s “Shark Tank,” among the neighbors. It has six bedrooms, nine bathrooms and disappearing glass walls that bring the indoors out.

A glass bridge walkway leads to the front door.

The living room with an ocean-inspired mahogany ceiling and elongated glass fireplace is on the other side of the door. It flows to the kitchen adorned with illuminated onyx countertops.

The primary suite illuminated by skylights has two large closets and a dual vanity bathroom with a walk-in steam shower and a custom wooden tub. Glass doors open to a spa and garden with fountains.

A wood spiral staircase leads to an ample entertainment space, temperature-controlled 1,000-bottle wine room, and state-of-the-art home theater with a custom nine-screen TV.

Outside there’s an in-ground fire pit, barbecue area and a separate Zen garden with waterfalls and rock features, all set against a backdrop of palm trees and coastline.

County records reveal the buyer is an unmarried woman, but the seller is concealed by a limited liability company. Title documents viewed on Property Shark show Breeze IV LLC, registered in Delaware with an address in Irvine, purchased the property in 2009 for $5.472 million. It changed hands on Feb. 9.

Allen McMurtray of EJM Realty Group Inc. represented buyer.
