With $88.5 million real estate deal, City of Hope eyes bigger future in Irvine

City of Hope has purchased 52 acres of land surrounding its developing Irvine cancer campus, the healthcare provider announced this week.

The land, purchased for $88.5 million from FivePoint, a prominent land owner and developer in Irvine, connects to City of Hope Orange County’s administrative offices near Barranca and Alton parkways.

That also is where, by late 2025, City of Hope plans to open the first cancer specialty hospital in Orange County. Construction on the 164,000-square-foot, 73-bed hospital began in 2023, not long after the cancer research and treatment system opened its new outpatient cancer center at the campus.

City of Hope is expanding into Orange County, cutting the commute for thousands of cancer patients who had been seeking treatment at its Duarte facility. Irvine is the second comprehensive cancer center after Duarte that City of Hope will have in California.

City of Hope does not have immediate plans for the newly acquired land and leases for current tenants will remain in place for the remainder of their terms, executives said.

“By acquiring this land, we are securing the future to bring even more of our advanced cancer care, pioneering research and programs and services to the people of Orange County,” said Annette M. Walker, president of City of Hope Orange County.
