A Tuscan-inspired vineyard estate in North Tustin’s Cowan Heights neighborhood has come on the market for $8.88 million.

Spanning nearly 4 acres, the property has a five-bedroom, 5,000-square-foot farmhouse, a guesthouse with a saltwater pool and separate spa, and a 4,000-square-foot winemaking facility where Peppertree Canyon‘s award-winning Sangiovese and artisanal olive oil are produced.

The compound is accessible via a long, tree-lined driveway. It leads through the vineyard to a circular motor court anchored by a limestone fountain near three structures.

Although the two-story farmhouse dating to 1967 is clad in stucco and stone, giving it a rustic look, the principal residence’s interior is light-filled with handcrafted finishes. There are white stucco walls, beamed wood ceilings, parquet wood and inlaid limestone floors, wrought ironwork and fine millwork.

The one-bedroom, one-bathroom guest house went up in 2014. Within its modern-style footprint are a large family room and kitchen.

A tasting room, kitchen and game room are among the amenities of Peppertree Canyon’s industrial space with a loft.

The grounds feature an outdoor kitchen and living room, multi-sports court, a trail-accessible cabin, a hilltop gazebo and an outdoor swinging bed.

The property sold in January 2013 for $2.1 million to the husband and wife proprietors of the bonded winery.

“Peppertree Canyon may be run as a plug-and-play operation with limited effort by the owner,” the listing reads.

According to its website, the winery yielded its first harvest of grapevines in 2016, three years after they were planted. The Premier Harvest 2017 Estate Grown Sangiovese went on to take the silver medal at the Orange County Fair.

In 2013, the couple behind Peppertree Canyon also cultivated a grove of 100 olive trees that produce nearly 20 cases of oil each year.
