A rectangular, 225-foot-long Joshua Tree home designed to vanish in the rocky desert landscape reflected in its mirrored exterior is on the market for a record $18 million.
And if it gets even half the asking price, it will be the most expensive home ever sold in Joshua Tree, the MLS shows.
Known as “The Invisible House,” the 5,490-square-foot structure — cantilevered on nearly 70 acres abutting Joshua Tree National Park — comprises three bedrooms, four bathrooms and an indoor 100-foot solar-heated pool.
The home is the vision of owner Chris Hanley, a film producer behind indie films like “Buffalo ’66,” “The Virgin Suicides” and “American Psycho.” As he told the Wall Street Journal, which first reported the listing, “I just drew a rectangle on paper and said, ‘OK, we’ll build this. I thought it could just be a monolithic, reflective, ultra-minimal thing.”
Hanley hired the artist and architect Tomas Osinski to draw up the plans. Osinski’s past collaborations include overseeing the construction of the Lillian Disney memorial fountain by Frank Gehry at Walt Disney Concert Hall.
Completed in 2019, the house that Hanley shares with his wife, Roberta, features a main open-plan living area. It’s lined on both sides with floor-to-ceiling glass and holds the pool, seating areas and an eat-in kitchen with dual ovens and separate refrigerator and freezer storage.
The primary suite has a soaking tub, shower and sliding glazed walls that open onto the desert.

According to the Wall Street Journal, the furniture and a prefab guest house are included in the asking price.
Aaron Kirman and Matt Adamo of AKG | Christie’s International Real Estate hold the listing.
The home has operated as a short-term rental, appearing on the Netflix series ‘The World’s Most Amazing Vacation Rentals.” It has attracted musicians Alicia Keys, Lizzo and Demi Lovato and was animated in the “Save Your Tears” music video by the Weeknd and Ariana Grande.
As recently as July 2022, Mansion Global reported the rent was $150,000 monthly, $6,000 daily and $1,000 hourly.
