99 Ranch Market is moving into a former Vons location in Tustin, opening its fourth Orange County grocery store in a busy shopping destination near the intersection of Irvine Boulevard and Newport Avenue.
The Buena Park-based chain signed a 15-year lease for the vacant 41,400-square-foot store at Larwin Square at 500 E. 1st St., according to the property owner, ValueRock in Irvine. The shopping center also has Big 5, a Goodwill boutique, Daiso, Rite Aid, El Pollo Loco, Crunch Fitness and several other tenants.
The Taiwanese-American supermarket is known for its wide variety of Asian products including sauces, noodles and rice, snacks, tofu, tea, produce, meat and live fish, lobster and crab.
The store offers in-house fish and shellfish cleaning, which can then be fried or steamed, or taken home fresh. In addition to a Taiwanese bakery, the supermarket also will have an in-house café called Eat Up! serving barbeque pork buns, sushi, chicken, noodles and tofu soups.

Also known as Tawa Supermarket, the company has two 99 Ranch Markets in Irvine and one in Anaheim, plus a dozen more spread across Los Angeles, Riverside and San Bernardino counties.
The Tustin supermarket is expected to open in early 2023, according to ValueRock.
The shopping district that surrounds the corner of Irvine and Newport has seen an uptick in new tenants. Aldi is under construction at the former OSH, the short-lived hardware store that took the place of the longtime Tustin Lanes. A Rock & Brews opened in 2020, joining the busy retail center that’s home to Trader Joe’s, Petco, Smart & Final and 85°C Bakery Cafe.
Adding to the grocery mix not far from 99 Ranch Market are Sprouts Farmers Market and Albertsons.
Founded in 1984, 99 Ranch Market has grown to 54 stores in 10 states. The company also has a sister brand called Cravings by 99 Ranch Market, an Asian-inspired grocery store and food hall complex, one of which is in Chino.
